The Property Manager provides property management services and assists the Executive Vice President of Property Management in our portfolio of office properties in Rockville, Maryland-specifically the Belward North (9901 Belward Campus Dr, Rockville, MD 20850) and Belward South (9900 Belward Campus Dr, Rockville, MD 20850) properties. Day-to-day responsibilities include managing building operations, enhancing tenant relations, handling maintenance issues, managing financial aspects related to the property, and providing “best in class” customer service. This position is the “face” of Warren Avenue for many clients and involves a hands-on approach to providing superior service.

The position responsibilities include, but are not limited to:
- Manage and oversee the daily operations of the Belward properties.
- Coordinate and supervise maintenance and repair work, including emergency responses. Manage all building requests and coordinate with the building technician or vendor(s) as appropriate to ensure compliance with service contracts, including handling estimates and project bids.
- Oversee construction projects on the property, managing contractors, timelines and budgets.
- Address and resolve tenant questions, concerns, and issues in a timely manner.
- Conduct routine property inspections to prevent/identify problems and exposures.
- Ensure adherence to owners’ policies and procedures, critical life safety requirements, as well as compliance with codes, regulations and governmental agency directives.
- Proactively escalate issues appropriately to internal and/or external parties.
- Maintain accurate records of lease agreements, renewals, and terminations.
- Collect rent, process payments, and manage financial records. Follow established AR guidelines including contacting tenants regarding follow-up on rent payment status.
- Review and ensure the accurate coding of invoices for payment.
- Assists in the preparation of the monthly reporting package/financial reports according to owner's needs.
- Assist with the preparation, review and implementation of the annual operating and capital budgets, as well as operating expense reconciliations.
- Ensure compliance with management agreements.Maintain knowledge of fair housing laws and regulations.
- Handle eviction processes in accordance with legal procedures.
- Monitor property budgets in collaboration with the EVP, Property Management.
Basic Qualifications:
- Bachelor’s Degree preferred (Property Management, Business administration, or related field).
- 5+ Years of relevant experience.
- Excellent customer service skills.
- Strong organizational skills.
- High attention to detail.
- Proficiency with Microsoft Excel and Word. Knowledge of property management tools preferred.
- Strong verbal and written communication skills with the ability to build and foster strong relationships.
- Proactive in taking initiative, developing best practices, and troubleshooting.
- Continuous improvement mindset, approach, and execution.
- Skill in establishing processes, procedures, and best practices.
- Skill in identifying root issues and proposing solutions.
- Highly collaborative partner to team members, leadership, and external parties.
- Ability to handle emergency situations calmly and effectively.
- Experience managing construction projects within a property preferred.

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets. Exerting up to 10 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects, including the human body. Sedentary work involves prolonged periods sitting at a desk and working on a computer.
Additionally, since the position is on site at a property primarily, the person must have the ability to perform property inspections, including walking and climbing stairs and the ability to respond to maintenance emergencies as needed.

- Ensure adherence to owners’ policies and procedures, critical life safety requirements, as well as compliance with codes, regulations and governmental agency directives.
- Negotiate and manage contracts with external vendors and service providers (e.g., cleaning services, security companies, maintenance contractors).
- Oversee the performance of service providers and ensure they meet contractual obligations.
